Why Spring Maintenance Matters
Spring is the perfect time to assess any damage from winter weather and prepare your home for the warmer months ahead. A little preventive maintenance now can save you thousands in repairs later.
The Essential Spring Checklist
1. Inspect Your Roof and Gutters
Winter storms can wreak havoc on your roof. Look for:
- Missing or damaged shingles
- Clogged gutters and downspouts
- Signs of water damage or leaks
2. Service Your HVAC System
Before the summer heat arrives, schedule a professional HVAC tune-up. This includes:
- Replacing air filters (you should do this every 1-3 months)
- Cleaning condenser coils
- Checking refrigerant levels
- Testing thermostat accuracy
3. Check Your Foundation
Walk around your home and look for cracks in the foundation. Small cracks are normal, but anything wider than 1/4 inch should be evaluated by a professional.
4. Test Smoke and Carbon Monoxide Detectors
Replace batteries in all detectors and test each unit. Smoke detectors should be replaced every 10 years.
5. Inspect Windows and Doors
Check for:
- Cracked or broken seals
- Drafts around frames
- Damaged weatherstripping
6. Service Your Lawn Equipment
Before the first mow:
- Change oil in your mower
- Sharpen blades
- Check spark plugs
- Clean or replace air filters
7. Check Outdoor Faucets
Turn on each outdoor faucet and check for leaks. Frozen pipes during winter can cause cracks that only show when water flows again.
8. Clean Dryer Vents
Lint buildup is a fire hazard. Remove the vent hose and clean it thoroughly. Clean the exterior vent cover too.
9. Pressure Wash Exterior Surfaces
Remove winter grime from:
- Siding
- Decks and patios
- Driveways and walkways
10. Inspect Deck and Patio
Look for:
- Loose boards
- Popped nails
- Signs of rot
- Wobbly railings
